Windchill Modeler installation fails with error "SQL Server Instance selected: SQL server instance found but failed to logon"

Description
- Issue when selecting the SQL Server Instance:
- Error: SQL server instance found but failed to logon. Check you have access to the SQL Server Instance
- As per Windchill Modeler Installation Guide, under Performing a Client Only Installation:
- On the Default Servers page, enter a SQL Server instance and a Modeler License Server
- To connect to a SQL Server instance, click Browse..., then select a SQL Server instance from the list of available servers
- On the Default Servers page, enter a SQL Server instance and a Modeler License Server
- The Browse button displays an empty box
- During client only installation, unable to connect existing database
